Step by Step
Our Appraisal Process
1. Initial Claim Review
We review the insurance policy’s appraisal provision, available estimates, claim correspondence, photographs, reports, and other documents relevant to the amount-of-loss dispute.
2. Property Inspection
When appropriate, we inspect the property to evaluate the damaged areas, measurements, materials, repair conditions, and disputed scope.
3. Estimate and Documentation Review
We compare the insurance company’s estimate with contractor estimates, public adjuster estimates, invoices, proposals, engineering reports, and other supporting records.
4. Scope and Estimate Preparation
We prepare a detailed estimate reflecting the documented repair scope, quantities, pricing, and required construction activities.
5. Appraiser Conference
We communicate with the insurance company’s selected appraiser to identify agreements and narrow the remaining disputed items.
6. Negotiation
The appraisers exchange information, estimates, photographs, measurements, reports, and other relevant documentation in an effort to reach an agreement.
7. Umpire Submission
When the appraisers cannot agree, the unresolved items may be presented to the selected umpire in accordance with the insurance policy and applicable procedures.
8. Appraisal Award
When the members of the appraisal agree, the written appraisal award establishing the amount of loss is finalized and signed by the respective appraisers and umpire as needed.

Common Questions
Frequently Asked Questions
Xactimate Estimating
How quickly can an estimate be completed?
Turnaround depends on the project size, complexity, current workload, and completeness of the documentation. Expedited service may be available for an additional fee.
Can you revise an existing estimate?
Yes. We can review and revise an existing estimate when you provide the estimate, supporting documentation, and requested scope changes.
Can you compare our estimate with the insurance company’s estimate?
Yes. We can prepare a comparison that identifies differences in scope, quantities, pricing selections, and documented line items.
Do you inspect the property?
Our standard service is remote estimating based on the documents, measurements, photographs, scans, and reports provided by the client. Any available inspection services should be discussed separately.
Can you prepare estimates after hurricanes or major storms?
Yes, subject to availability. We offer overflow and catastrophe estimating support for contractors and public insurance adjusters experiencing increased claim volume.
Do you determine insurance coverage?
No. We do not make insurance coverage decisions or provide legal advice. Estimates are prepared based on the documented scope and information supplied by the client. Coverage is determined by the applicable policy and responsible parties.
Are revisions included?
Reasonable revisions based on corrections, clarifications, or additional project documentation may be included as stated in the service agreement. Major scope changes or newly discovered damage may require an additional fee.
Appraisal
Does my insurance policy include appraisal?
Many property insurance policies contain an appraisal provision, but the language and requirements vary. The policy should be reviewed carefully before appraisal is requested.
What issues can be decided in appraisal?
Appraisal commonly addresses disagreements concerning the amount of loss. Disputes involving insurance coverage, exclusions, policy interpretation, causation, or legal rights may require separate consideration.
Who selects the appraisers?
Typically, the policyholder selects one appraiser and the insurance company selects another. The policy may establish qualifications, deadlines, disclosure requirements, or other conditions for the appraisers.
What is an appraisal umpire?
An umpire is a neutral person who may assist with resolving disputed issues when the two appraisers cannot agree. The selection and role of the umpire are governed by the policy and applicable requirements.
Does appraisal guarantee additional payment?
No. The outcome depends on the property damage, insurance policy, prior payments, deductible, coverage decisions, appraisal award, and other claim-specific factors.
How long does appraisal take?
The timeline depends on the complexity of the loss, availability of the parties, completeness of the documentation, number of disputed items, cooperation between the appraisers, and whether an umpire is needed.
Will you inspect the property?
An inspection is often required depending on the type of claim, location of the property, condition of the damaged areas, and available documentation.
Can you prepare an Xactimate estimate?
Yes. When appropriate, we can prepare or review a detailed Xactimate estimate based on the documented damage, measurements, scope, photographs, and supporting information.
Can appraisal be used for a denied claim?
Appraisal is generally designed to address disputes regarding the amount of loss rather than determine whether coverage exists. A denied claim should be reviewed carefully by an appropriately qualified professional before appraisal is pursued.
